Lawn Sprinkler System Inspection $75
- Pelican State Inspection charges an additional
$75 if the home has a lawn sprinkler system and you choose to have it
inspected. -->

Crawlspace Foundation $100
- Pelican State Inspection charges an additional
$100 if the home has a crawlspace foundation. How do you tell if the house
has a crawlspace foundation? If the home is raised above the ground and
there is an space underneath it is a crawlspace foundation. You should
also notice vents around the base of the house if it has a crawlspace. We currently are not inspecting 2 story Pier and Beam homes.
Detached Building Inspection $75 and Up
- For an additional fee Pelican State Inspection
can inspect your detached building / garage. Pricing depends on the size
any type of building. $75 and up - Please call for pricing.
Return Trip Fee $100
- Pelican State Inspection charges a $100 return
trip fee to the house if all the utilities were not connected for the
scheduled inspection time or if there were parts of the home that the
inspector could not inspect due to restricted access. When scheduling your
inspection please make sure all the utilities (Water, Gas, & Electric) are
connected to the home. Also request that the home owner move any personal
items that restrict access to areas such as closets, the attic access, the
water heater, and the electric panel.
Re-Inspection Fee $125
- Did you request the homeowners to make repairs
after the inspection? Pelican State Inspection charges a $125 Re-Inspection
fee to verify that the requested repairs were made.
Our standard
pricing is based on a 60 minute travel time. The travel time is based on the
trip time from our office to the inspection and back. Additional fees may
apply depending on the distance to and from the property.

When should you pay?
Your inspection fees are due at the time of the
inspection. We accept Cash, Check, or Money Order at the inspection site.
When Should I schedule?
Call Pelican State Inspection to schedule your home
inspection as soon as you get an accepted contract. Don't delay, most real
estate contracts only allow 7 - 10 days to have you inspection complete.
In order to schedule your inspection you will
need to know the following.
- Property Address
- Square Footage
- Foundation Type

Please make sure that all the utilities are
connected at the property prior to the inspection. These consist of:
- Water Service
- Electric Service
- Gas Service
Pelican State Inspection will need access to the
electric panel, attic, hot water heater, and furnace. Access to the
crawlspace is also needed if there is one. We will also need all pilot
lights on the gas fired appliances in the house light.
